H.M.O Management 

Managing HMO’s require more attention with a higher turnover of tenants, tougher rules & regulations to follow and maintenance is a little higher than the average let which can be off putting to some landlords.

At WML.P we understand the full involvement required to fully manage a successful HMO, how to manage tenants expectations (we love happy tenants) whilst looking after you, our client, and your property.

Our HMO management service includes

* Liaise with the local authorities to ensure the correct HMO licence is obtained (if required)
* Recommendations on works required to ensure property is compliant and to reduce void periods
* Regular inspections of communal areas and organisation of maintenance/cleaners
* Inventories, Energy Performance Certificates & Gas Safe Certificates
* Primary point of contact for resident enquiries and grievances

We also work with our landlords to help re-finance and reduce outgoings, as well as overseeing any development/refurbishment works. WML.P works in partnership with some of London’s leading professionals including Financial Advisors, Surveyors, Architects and Accountants.

Guaranteed Rent For 3-5 Years

If you’re a landlord looking for a fixed rental income, paid each and every month without all of the normal stresses involved in letting out your property, then we are the right company for you.
We appreciate that letting a property is an unpredictable and demanding process. There are many uncertainties and costs that can radically reduce your actual rental income so you might end up with much less than you anticipated. This is a common problem and can be surprising for new landlords, who imagine that at the end of the year, they’ll have 12 times the monthly rental in their bank. Sadly, this is rarely the case and that is why we have developed our Guaranteed Rental Management Option.

The main benefits of this service once set-up are as follows:

* All viewings carried out by us
* All tenant damage covered
* Guaranteed payment of all council tax, utility or other day to day bills
* Guaranteed property condition wear and tear surveys for each tenant

* A Legal Management Agreement (see below)
 

Legal Agreement

A solicitor approved management agreement is held between our owners/landlords and WML.P for a duration of 3-5 years depending on requirements and if initial work is required to refurbish and furnish the property for letting. Every landlord has different requirements therefore we are open to negotiations in regards to the terms and sections within the agreement.

 Property Structure and Insurance

The Owner/Landlord Remains responsible for the Structure of the Property (including Boiler and Heating system and wiring) and Exterior Buildings and Structures.
Has to take out Insurance to cover their liabilities; for the Property structure full replacement value (including demolition, clearance and professional fees); and also loss of Rental Income. However, we can manage any changes required by the landlord using Our extensive network of contacts. This will be at the Owners cost but we will not charge an arrangement fee.
